My name is Mirko Herbst. I founded QUOIN Real Estate because, after more than 30 years in real estate, I knew what owners really need – and what they usually get.

What they need: a broker who honestly assesses whether a sale is realistic. Who commits. Who drives the process instead of waiting for the right buyer to come along by chance.

What they usually get: a broker who takes on every mandate, puts together a listing, and hopes. Who gets back in touch after three months with "the market is difficult right now."

The Principle

Why we don't take on every mandate.

Most brokers measure success by the number of mandates they hold. The more properties in the portfolio, the better – or so the logic goes. The consequence: every mandate gets accepted, because every mandate is a chance at commission. Whether the sale ultimately succeeds is secondary. The owner bears the risk.

We work differently. We treat every brokerage mandate like an investment decision. Not yours – ours. Because it's our capital on the line: our time, our knowledge, our network, our reputation.

Before we invest, we review. Just as an investor reviews an asset before committing capital.

The Mandate-as-Investment Principle

Before every transaction, an investor asks: Is the asset of real value? Is the valuation accurate? How liquid is it? What's the expected return? What are the risks?

We ask the same questions – from the broker's perspective: Is the property marketable? Is the price expectation realistic? How strong is buyer demand? What legal obstacles could jeopardize the sale? Does the timeframe match what the market allows?

That sounds obvious. But ask yourself:

How we assess whether your property is sellable.

Our Mandate-as-Investment check takes 5 to 10 business days. It costs you nothing – except an initial conversation and the relevant documents. At the end, there's a clear answer. Yes or no. With reasoning.

Initial Conversation

We get to know your property and your goals. What do you want to achieve? What price do you have in mind? Is there time pressure? No obligation on either side. Duration: 45 to 60 minutes.

Document Review

Land register, lease agreements, service charge statements, financial metrics. We check not only whether the documents are complete – but whether they hold up to what a professional buyer will expect during due diligence.

Market Assessment

In parallel with the document review, we analyze: Who's currently buying properties like yours? At what price have comparable properties traded in the last 12 months? How do we position your property so the right buyer commits?

Our Decision

You receive an honest, well-reasoned assessment. Always. Even if the answer is no.

If yes: we take on the mandate with full commitment. If no: you receive a commercially reasoned decline – and, where possible, a recommendation for what to do instead.

The review is free and non-binding. If we don't take on the mandate, you haven't paid anything – but you've gained an honest assessment.
Review Criteria

What we review – and why.

Six factors determine whether we take on a mandate. If even one of them is off, the entire sales process is at risk. That's why we check all six. Before the mandate. Not during it.

Marketability
Is the property sellable in its current condition? Are there usage conflicts, structural defects, or restrictions that would deter buyers?

Price Realism
Is the price expectation aligned with the market? The most common reason sales fail is an unrealistic price. We tell you what your property is actually worth.

Buyer Demand
Are there investors currently actively searching for properties like yours? If demand is absent, even the best marketing won't surface a buyer.

Document Quality
Are the land register, lease agreements, and financial metrics complete and reliable? Missing documents are the second-most common reason deals collapse during due diligence.

Owner Cooperation
Are you willing to adjust the price if the market demands it? Can viewings be arranged? Honest cooperation is a prerequisite.

Timeframe
Does your timeline match what the market allows? A sale under artificial time pressure leads to price concessions. Without a timeframe, it leads to stagnation.
